Howard_county_sheriff_saleOnce again, I am pleasantly surprised to find the list of houses scheduled for the April 23 Sheriff's Sale is already posted. Not only is the list posted, but some of the houses have already been taken off the list. As it gets closer to the sale date, be sure to check the list again to make sure any houses that interest you are still on the list.

And, don't forget to read the Sheriff Sale Information page before you bid on a house. There are no guarantees! When you buy a house at a Sheriff's Sale, you get what you get! Warts and all!

Sheriff Sale March 19

Howard_county_sheriff_saleThe next sale of homes set for foreclosure in Kokomo, Greentown and Russiaville is scheduled for March 19, 2008. I was pleasantly surprised to see that the Sheriff's Department had already posted the list of houses planned for the sale. This gives you a chance to possibly see inside some of these houses if they are currently listed with a real estate company.

As it gets closer to the sale date, check the list again to see if the house you are interested in is still on the schedule. Here are a couple of reasons a house may "go off" the list:

  1. The owner paid off the loan or worked out a solution with the lender.
  2. The house is listed for sale and there is an offer on the house.

Be sure to read the Sheriff Sale Information page before you bid on a house. There are no guarantees! When you buy a house at a Sheriff's Sale, you get what you get! Warts and all!

Help for Kokomo Home Owners Facing Foreclosure

If you or someone you know in Kokomo or anywhere in Howard County is facing foreclosure - there is help!

According to today's issue of REALTOR Magazine Online, several mortgage companies and nonprofit housing counselors have formed Hope Now. Hope Now offers help to home owners having trouble making their mortgage payment.

If you go to the Hope Now website, you will see several links to resource information about credit counseling and links to find a credit counselor. If you scroll down the page you will also see the membership of this group. Good news! A lot of the big lenders are listed!

A while back I posted the article You Can Avoid Foreclosure! There is a list of alternatives to foreclosure and also information about Indiana-based assistance for home owners facing the possibility of foreclosure.

Locally, I've been trained in foreclosure intervention strategies and can help you determine options to foreclosure. Avoid Foreclosure - Save Your Kokomo Home!

Are you (or someone you know) facing foreclosure? Believe it or not, the lender doesn't want your house or any other house in Kokomo!

Not too long ago, foreclosure was the only alternative for homeowners having trouble making payments on their mortage. But things have changed!

In many parts of the country, including Kokomo and Howard County, there is an "epidemic" of foreclosures. Some of the largest mortgage lenders in the country have closed their doors. Some have been "bailed" out by other lenders. All of them are pulling in the reins when it comes to home loans. All of this because of foreclosures.

What that means to you if you are in financial trouble, is that these very banks that once turned a "deaf ear" to homeowners are now listening and often times offering alternatives to foreclosure. As I said before, they don't want your house. They are in the business of lending money, not taking houses back and selling them!

Foreclosure Hurts Everyone in Kokomo and Howard County!

Kokomo_foreclosure_2 Contrary to what you may think, foreclosures hurt the entire community - Kokomo, Russiaville, Greentown, etc. With foreclosure sales making up 30-40% of all sales in Howard County, it is easy to think the only ones affected are homeowners who "lose" their homes. That would be wrong!

  • The immediate hurt is felt by the homeowner facing foreclosure. Buying a house and making it a home are huge financial and emotional investments. To lose that home to foreclosure can be devestating to the homeowner for years to come. Besides the emotional toll, the homeowner's credit will suffer for years to come - affecting everything from renting a home to employment to car insurance and much, much more.
  • The community is hurt by declining property values. The more foreclosure properties on the market, the more those sale prices affect the sale prices of non-foreclosure homes.
  • Believe it or not, many buyers are actually hurt by foreclosures. I can't tell you how many potential buyers I have met in the past few months who really want to buy their first home. Six months ago, there would have been no problem. But things have changed - lender requirements have changed and some of these potential buyers can't get a mortgage in today's market. And some of those who can get a loan are going to have to pay higher interest rates on their loans.

Buy a Home at the Howard County Sheriff's Sale in Kokomo IN

The Howard County Sheriff's Department has posted properties scheduled for the October 24 Sheriff's Sale. Be sure to check this list often - things change and properties are removed from the list for various reasons.

Also be sure to read the Sheriff Sale Information page! It has important information about the process and what you have to do to bid on the property.

Note this statement on the page:

The Sheriff's Office does not receive the minimum bids on the properties until 1pm on the day of the sale.

I am not positive, but I think that is the minimum the lender is willing to allow the property to sell for at the sale. If they don't get a higher bid, the lender will buy the property and sell it on the open market - through a real estate company.
